Transactions that Matter.

June was a somewhat slow month in terms of hotel transactions.

  • The biggest story was CDL off-loading it's majority interest in South Beach (including the JW Marriott Singapore) to IOI. The Malaysian palm-oil conglomerate has grown its hotel portfolio to 3, starting with the the minority stake in South Beach in 2012, followed by the W KL at the end of 2023, the Courtyard Georgetown in early 2024 - now coming of age with outright ownership in Singapore. Notably, the hotel accounts for only 25% of South Beach deal. Is CEO Lee Shin Cheng a Marriott fan? He certainly has more dry powder for future acquisitions.
  • Meanwhile one Singaporean investor was busy buying a mixed-use development in Shinjuku - the Hundred Circus East Tower. Previously sold in late 2024, who flipped it to them?
  • And an era has come to an end in Macau, where creditors finally offloaded The 13 hotel, previously under bankrupt South Shore Holdings. Once lauded as the most luxurious casino exclusively for high-rollers with a fleet of 30 Rolls-Royce Phantoms, the property (and owner) saw its fortunes turn amid a crackdown on gambling and prolonged delays in opening. What the local buyer has in mind for the property remains to be seen - he certainly thinks he got a bargain at a price 90% off the initial investment.
